Long time EoD owner. My 6th or 7th wipe. Trash in game anyway.
First of all I am not here to justify BSG, they fucked up, but it can happen to anyone. Measure twice, cut once. Also Tarkov is game like no other. From time to time I try to switch to other game, but there is everything better about this game, always coming back. I want this game to prevail and be here for next few years, I really enjoy it. Please make it right!
With PvE coming, I was enthusiastic. And it is great, I really enjoy it. I hope this would be time we started to play. You still get your ass kicked, but you can have more relaxed experience if you want. Raiders spawns are static, so sometimes you can avoid them, sometimes they hunt your ass. And boy, they turned they cheats on. Thank you for that, I hope more people will play it, so flea is little bit more active. Also thanks to PvE I realized my surv rate was not because of PVP, I am just trash in game. :D
I spent over 4k hours in this game, the most I ever spent and I enjoyed almost every moment (not Tarkov shooter moments tho). And I tend to support game developers, working myself in gaming industry. I most of the time buy premium editions and happy to support as I can if I can afford it. I understand not everyone is able to do that, but I want to say. I still have faith, you BSG will make it right (maybe not NMS right, but at least to ignite enthusiasm of most of the community again). Take break if you are upset, I believe you will come back anyway, Tarkov is really special. I returned myself many times after saying I am too addicted, I will not play it ever again.
Now, whine as you want, sure its reddit, but instead of looking for problems, lets offer solutions. Monetisation, ah boi. BSG grew to extensive operation costs and to keep it running they have to find reliable source of income. Honestly I really enjoyed stash upgrade as stuff hoarder, but seems like it is one time deal. Cosmetics are fine, but if we do not want to end up wearing shark or barbie costumes this is not sustainable way. I believe with this kind of game one of the only solutions are battlepasses. Not sure how to build it, but it is only sustainable way we can have stable infrastructure for game. Honestly I hate to wait 5-10 min for matchmaking when you have limited time in your evening.
I believe BSG should do some intensive focus group with stakeholders of community to brainstorm what kind of monetization would be good. Connect it with their internal data and build on that.
Rather than whining what not to do or what they done wrong (which is easier I understand), provide them with what you would like to see or willing to pay money.

I’m once again back with some numbers, let’s see which champions were the stars of the April Monthly Challenge!
First, I would like to thank all the people who contributed, the effort of the community made this possible! This data is based on 57 reports.
So the only champion that was top 10 in January, February, March, but not in April is:

I'm going through the top 10 most used champions in a decreasing order, indicating the average count of successful usages of the champions by players. This means that the maximum number would be 3 if every player would have used that champ 3 times successfully this month. Then I show the change compared to last month. I also highlight the challenges where they were the most common winners

10. Elise (1.77, -0.06)

After constantly rising, last month just missing the top 10, she made her debut here. She has some very good applications as she can fill the board quickly and deal a lot of damage fast. This month she was 1st pick in 1 challenge: 70 Unnatural Selection (The player’s units have Evolve.)

9. Annie (1.77, -0.10)

She is still a strong pick where spell and skill damage are boosted or spells are copied (Hello Dreadway Chase Gun!). This month she was 1st pick in 3 challenges: 1 Arms Race (Game Start: ALL players summon 2 Funsmiths.) 5 Repetition (When ANY player plays a spell, they copy it with the same targets.) 21 Blinking Flames (ALL spells and skills deal 1 extra damage.)

8. Lux (1.98, +0.28)

Another mage, the OG Lux, seems like we had many mutators this month liked by mages. She, unlike the previous ones, doesn't focus on throwing cheap damaging spells, but rather on some big ones, so she likes to have some extra mana at hand. This month she was 1st pick in 5 challenges: 12, 33, 64 Arcane Emissions (Game Start: ALL players start with 3 spell mana.) 37 Power Of Observation (Game Start: ALL players summon a Hextech Observatory.) 47 Nautical Nuisance (Round Start: Refill ALL players' spell mana.)

7. Nidalee (2.02, +0.32)

Our ambusher is back in the top 10, but this time she didn't have a special use apart from Small Stuff (with a 2nd place), she was rather used as a generalist. This month she was 1st pick in 0 challenges.

6. Diana (2.16, +0.12)

We had Forest Workout challenges again and Diana was ready for them! This month she was 1st pick in 3 challenges: 15, 26, 42 Forest Workout (ALL units have "Strike: Double my Power.")

5. Garen (2.18, +0.60)

The man is leaping back to action, while he did his part for Demacia, he was rather a generalist this time. This month he was 1st pick in 1 challenge: 11 Dutiful Service (Each round, the player's first Demacia card costs 1 less to play.)

4. Tahm Kench (2.19, +0.42)

Yeah, he likes Frenzied Fighting, and we like him there so much that Elise, Evelynn or Darius, some other good candidates, couldn't beat him in either of the occurrences. This month he was 1st pick in 4 challenges: 20, 30, 41, 62 Frenzied Fighting (The player's units have +2/+2. Round End: Deal 2 to all the player's units.)

3. Aurelion Sol (2.30, +0.45)

He is back in the top 3 now, used the most in the two challenges I deemed the two hardests. This month he was 1st pick in 2 challenges: 48 Vicious Kai'Sa with tentacle spawns and recalls 57 Vicious Undying Rage with Fiora and Yasuo

2. Jinx (2.35, +0.12)

Jinx had a higher use than last month, but this was only enough for 2nd place this time. Against some harder challenges many people used her to ensure victory. This month he was 1st pick in 2 challenges: 35 Let's Rock (Round Start: The Foe summons a Rockfall Path if they don't have one.) with Kai'Sa and Zed 65 Mercy Killings (Round End: Kill ALL damaged units.), Noxian Might II (Each round, the first time the Foe summons a unit, grant it +4/+0 and Overwhelm.) with Lee Sin and Katarina 68 Mercy Killings (Round End: Kill ALL damaged units.)

let's be honest. there really aren't good arguments to justify killing an innocent baby. bigot's logic (denying full and equal protection to all human beings) is indefensible. the child neglect argument ("my body's my choice") is indefensible. so the next thing abortion advocates come up with is "my favorite non-governmental organization said abortion is a right!" or "the united nations said so!"
some abortion advocates believe that human rights come from press releases issued by non-governmental organizations (ngos). for example, abortion advocates like to point out that ngos like amnesty international say that abortion is a "human right," and thus it must be so. my question to those who actually believe this is if amnesty international put out a press release tomorrow stating that there is a human right for the authors of that press release to have their boots licked by you, how quickly would you kneel down and start licking their boots? surely they have a human right to have their boots licked by you.
others believe human rights come from more "authoritative" sources, such as the united nations. most people see the united nations as a joke organization. but it's not even true that the united nations or any of its treaties confer a right to an abortion.
to this day there hasn't been a single international treaty that says there's a right to an abortion. the word "abortion" isn't mentioned in any international treaties. instead, abortion advocates try to find a right to an abortion in reports issued by various united nations committees. these pro-abortion united nation committees are not judicial bodies nor do they have the legal authority to add to or alter the original treaties. all they can do is publish useless reports. so, to rephrase the question that was originally asked, if a united nations committee put out a report tomorrow stating that there is a human right for the authors of that report to have their boots licked by you, how quickly would you kneel down and start licking their boots? surely it must be so.
in fact, as i'll go into more details below, the legal instruments that are in effect actually favor the unborn child's right to life.

international covenant on civil and political rights

perhaps the most important united nations treaty is the international covenant on civil and political rights (iccpr). the treaty pretty much outlines what are known are natural, or human rights. here's how it starts off (emphasis mine):
The States Parties to the present Covenant, Considering that, in accordance with the principles proclaimed in the Charter of the United Nations, recognition of the inherent dignity and of the equal and inalienable rights of all members of the human family is the foundation of freedom, justice and peace in the world, Recognizing that these rights derive from the inherent dignity of the human person, Recognizing that, in accordance with the Universal Declaration of Human Rights, the ideal of free human beings enjoying civil and political freedom and freedom from fear and want can only be achieved if conditions are created whereby everyone may enjoy his civil and political rights, as well as his economic, social and cultural rights, Considering the obligation of States under the Charter of the United Nations to promote universal respect for, and observance of, human rights and freedoms, Realizing that the individual, having duties to other individuals and to the community to which he belongs, is under a responsibility to strive for the promotion and observance of the rights recognized in the present Covenant, Agree upon the following articles:
it's interesting how abortion advocates on one hand criticize pro-lifers for believing in silly things such as the inherent dignity of the human person, yet on the other hand have their pants pulled down to circlejerk to the the united nations even though they mean the same as the pro-lifer.
now, article 6 of the iccpr, the right to life, has two pertinent points:
Every human being has the inherent right to life. This right shall be protected by law. No one shall be arbitrarily deprived of his life.[...] 5. Sentence of death shall not be imposed for crimes committed by persons below eighteen years of age and shall not be carried out on pregnant women.
what this shows is that even joke organizations like the united nations recognize that the unborn baby is innocent. according to international law expert william schabas, point 5 was specifically added out of consideration of the interests of the unborn child. you cannot give the death penalty to an innocent baby.
abortion advocates will point to documents such as general comment 36 by the human rights committee that monitors implementation of the international covenant on civil and political rights. in the general comment 36 report on article 6 of the covenant, the right to life, the committee wrote that states "may not regulate pregnancy or abortion in all other cases in a manner that runs contrary to their duty to ensure that women and girls do not have to resort to unsafe abortions, and they should revise their abortion laws accordingly." but this language wasn't in the previous two reports that general comment 36 replaced: general comment 6 and general comment 14. so what changed? it certainly wasn't the international treaty that changed, but rather it was the specific united nations committee.
do abortion advocates seriously believe that the numerous countries that currently restrict abortions actually signed away their authority to restrict abortions when they ratified the international covenant on civil and political rights? if that is the case, then how come there are still abortion restrictions across the globe despite the fact that nearly all countries have ratified the international covenant on civil and political rights?
despite the abortion advocates' best attempts to hijack and re-interpret international law, this treaty still recognizes the inherent dignity of all human persons, including the unborn child.

convention on the rights of the child

the second legal instrument that strongly defends the unborn child is the convention on the rights of the child (crc). here's how it starts off (emphasis mine):
The States Parties to the present Convention, Considering that, in accordance with the principles proclaimed in the Charter of the United Nations, recognition of the inherent dignity and of the equal and inalienable rights of all members of the human family is the foundation of freedom, justice and peace in the world, Bearing in mind that the peoples of the United Nations have, in the Charter, reaffirmed their faith in fundamental human rights and in the dignity and worth of the human person, and have determined to promote social progress and better standards of life in larger freedom, Recognizing that the United Nations has, in the Universal Declaration of Human Rights and in the International Covenants on Human Rights, proclaimed and agreed that everyone is entitled to all the rights and freedoms set forth therein, without distinction of any kind, such as race, colour, sex, language, religion, political or other opinion, national or social origin, property, birth or other status, Recalling that, in the Universal Declaration of Human Rights, the United Nations has proclaimed that childhood is entitled to special care and assistance, Convinced that the family, as the fundamental group of society and the natural environment for the growth and well-being of all its members and particularly children, should be afforded the necessary protection and assistance so that it can fully assume its responsibilities within the community, Recognizing that the child, for the full and harmonious development of his or her personality, should grow up in a family environment, in an atmosphere of happiness, love and understanding, Considering that the child should be fully prepared to live an individual life in society, and brought up in the spirit of the ideals proclaimed in the Charter of the United Nations, and in particular in the spirit of peace, dignity, tolerance, freedom, equality and solidarity, Bearing in mind that the need to extend particular care to the child has been stated in the Geneva Declaration of the Rights of the Child of 1924 and in the Declaration of the Rights of the Child adopted by the General Assembly on 20 November 1959 and recognized in the Universal Declaration of Human Rights, in the International Covenant on Civil and Political Rights (in particular in articles 23 and 24), in the International Covenant on Economic, Social and Cultural Rights (in particular in article 10) and in the statutes and relevant instruments of specialized agencies and international organizations concerned with the welfare of children, Bearing in mind that, as indicated in the Declaration of the Rights of the Child, "the child, by reason of his physical and mental immaturity, needs special safeguards and care, including appropriate legal protection, before as well as after birth", Recalling the provisions of the Declaration on Social and Legal Principles relating to the Protection and Welfare of Children, with Special Reference to Foster Placement and Adoption Nationally and Internationally; the United Nations Standard Minimum Rules for the Administration of Juvenile Justice (The Beijing Rules); and the Declaration on the Protection of Women and Children in Emergency and Armed Conflict, Recognizing that, in all countries in the world, there are children living in exceptionally difficult conditions, and that such children need special consideration, Taking due account of the importance of the traditions and cultural values of each people for the protection and harmonious development of the child, Recognizing the importance of international co-operation for improving the living conditions of children in every country, in particular in the developing countries, Have agreed as follows:
the crc not only recognizes that the child "before as well as after birth" has special rights, but it also demands that the signatory states enforce parental duties and obligations so that children can flourish.
for some reason, the united nations committee assigned to monitor this treaty was also able to "find" a right to an abortion in this treaty. don't ask me how—some mental gymnastics are impenetrable and incomprehensible to even the sharpest minds.

international criminal court

the international criminal court (icc), though distinct and independent from the united nations, nonetheless has a bona fide relationship with the united nations, which was established by article 2 of the rome statute.
abortion advocates often point to article 7 of the rome statute and claim that this is the silver bullet they've been looking for. article 7 ("crimes against humanity") says that "forced pregnancy" is considered to be a crime against humanity:
1. For the purpose of this Statute, "crime against humanity" means any of the following acts when committed as part of a widespread or systematic attack directed against any civilian population, with knowledge of the attack: (a) Murder; (b) Extermination; (c) Enslavement; (d) Deportation or forcible transfer of population; (e) Imprisonment or other severe deprivation of physical liberty in violation of fundamental rules of international law; (f) Torture; (g) Rape, sexual slavery, enforced prostitution, forced pregnancy, enforced sterilization, or any other form of sexual violence of comparable gravity; (h) Persecution against any identifiable group or collectivity on political, racial, national, ethnic, cultural, religious, gender as defined in paragraph 3, or other grounds that are universally recognized as impermissible under international law, in connection with any act referred to in this paragraph or any crime within the jurisdiction of the Court; (i) Enforced disappearance of persons; (j) The crime of apartheid; (k) Other inhumane acts of a similar character intentionally causing great suffering, or serious injury to body or to mental or physical health.
abortion advocates then somehow make a leap and take this to mean that all laws against abortions are crimes against humanity. but this is a confused account. abortion advocates skip the next point where it explicitly defines forced pregnancy as the "unlawful confinement of a woman forcibly made pregnant, with the intent of affecting the ethnic composition of any population or carrying out other grave violations of international law." the article also explicitly says it has no bearing on a nation's laws on regulating pregnancy:
2. For the purpose of paragraph 1:(a) "Attack directed against any civilian population" means a course of conduct involving the multiple commission of acts referred to in paragraph 1 against any civilian population, pursuant to or in furtherance of a State or organizational policy to commit such attack; (b) "Extermination" includes the intentional infliction of conditions of life, inter alia the deprivation of access to food and medicine, calculated to bring about the destruction of part of a population; (c) "Enslavement" means the exercise of any or all of the powers attaching to the right of ownership over a person and includes the exercise of such power in the course of trafficking in persons, in particular women and children; (d) "Deportation or forcible transfer of population" means forced displacement of the persons concerned by expulsion or other coercive acts from the area in which they are lawfully present, without grounds permitted under international law; (e) "Torture" means the intentional infliction of severe pain or suffering, whether physical or mental, upon a person in the custody or under the control of the accused; except that torture shall not include pain or suffering arising only from, inherent in or incidental to, lawful sanctions; (f) "Forced pregnancy" means the unlawful confinement of a woman forcibly made pregnant, with the intent of affecting the ethnic composition of any population or carrying out other grave violations of international law. This definition shall not in any way be interpreted as affecting national laws relating to pregnancy;
it should be noted that the only people forcing pregnancies are rapists. pro-lifers are also against rapists and forced pregnancy. a baby is not a rapist.
so far, then, abortion advocates can't rely on the icc to find a right to an abortion either.

convention on the elimination of all forms of discrimination against women

next, abortion advocates will try to find a right to abortion in the convention on the elimination of all forms of discrimination against women (cedaw). but, like the other treaties, there is no actual provision for abortion; the word abortion isn't mentioned here at all. yet, the committee in charge makes up recommendations to push abortion. this treaty doesn't grant a right to an abortion, and in fact, several parties to the treaty made reservations and explicitly stated that they do not interpret a right to an abortion under the treat. many countries that are parties to this treaty to this day have strict limits on abortions.
but don't take my word for it. even though the united states is not a party to cedaw, bill clinton's state department confirmed that the treaty was "abortion neutral." the united states' senate, which is responsible for ratifying treaties, in its report on cedaw, included language that explicitly stated that the treaty does not include a right to an abortion. even the pro-abortion national organization for women concedes that cedaw is neutral on abortion.
interestingly enough, several paragraphs in this treaty confirm that the interests of the child are paramount and prioritized over the interests of his or her parents:
Article 5 States Parties shall take all appropriate measures: (a) To modify the social and cultural patterns of conduct of men and women, with a view to achieving the elimination of prejudices and customary and all other practices which are based on the idea of the inferiority or the superiority of either of the sexes or on stereotyped roles for men and women; (b) To ensure that family education includes a proper understanding of maternity as a social function and the recognition of the common responsibility of men and women in the upbringing and development of their children, it being understood that the interest of the children is the primordial consideration in all cases. [...] Article 16 States Parties shall take all appropriate measures to eliminate discrimination against women in all matters relating to marriage and family relations and in particular shall ensure, on a basis of equality of men and women:(a) The same right to enter into marriage; (b) The same right freely to choose a spouse and to enter into marriage only with their free and full consent; (c) The same rights and responsibilities during marriage and at its dissolution; (d) The same rights and responsibilities as parents, irrespective of their marital status, in matters relating to their children; in all cases the interests of the children shall be paramount; (e) The same rights to decide freely and responsibly on the number and spacing of their children and to have access to the information, education and means to enable them to exercise these rights; (f) The same rights and responsibilities with regard to guardianship, wardship, trusteeship and adoption of children, or similar institutions where these concepts exist in national legislation; in all cases the interests of the children shall be paramount;
the abortion advocate's/deadbeat dad's argument that one could kill, maim, impair, neglect, and/or abandon one's child for selfish, convenience reasons isn't compatible with this treaty either.
so, not even in this pro-woman treaty can abortion advocates find an actual right to an abortion.

geneva conventions

like the iccpr, the fourth protocol of the 1949 geneva conventions states that pregnant women should have the same special considerations as children. this treaty also recognizes that there is an innocent baby in his or her mother's womb.
in sum, this whole time abortion advocates had their pants down and were circlejerking to various committee reports issued by the united nations rather than actual, legally binding international treaties. what is even more embarrassing for them is that a texualist reading of several of the treaties instead show that the unborn child is innocent, has a right to life, and is owed care!

2024.04.29 06:54 renderen Break Mortgage Term?

Current Mortgage: 2.5 years into our $640,000 5year term of a 30 year mortgage. We’re currently paying $3350/mo. But because we were setup with a fixed payment variable interest mortgage, our principle was only paid off by a couple thousand. We’re sitting at around $638,000 now.
Neo Financial is offering a 4.74% for a 5-year fixed on a 25 year amortization. I figure to make up for the amount of principle we lost during the rate hikes we’d go for a 25 year instead of another 30 year. The payments will be around $3650 but we can still afford that. And we’ll be on track to pay the loan off in 25 years.
To break the term it’s 3 months of interest. So around $9600.
Will this be a beneficial move? I don’t know how to calculate it and what is the break even point? I’ve also been hearing so many people that prime rate will getting cuts soon starting this year. I know it’s just rumors so they’re not really anything to go off of. I know we can’t predict the future, but how much does the prime rate have to go down to match a 4.74 fixed rate?
EDIT: Also, does a home appraisal come into play during a refi? For example if the property’s fair market value has gone up say 100k, does that 100k get added onto our equity?

Edit: I’m not a lowballer. Take this as unopinioned explanation as to why lowballing sucks for everyone.
Do you guys remember the days when lowballers were few and far between? When the hub chat wasn’t a never-ending flow of repeated messages, slashes, and other nonsense intended to bypass chat and spam filters? Believe it or not, most lowballers do too. At least the ones that aren’t nons. So how did we get here?
When lowballing was initially brought to skyblock, it was intended as a method for people to get coins for their difficult to sell items; for a slightly lower payout , players could potentially save days waiting for some random item, like a badly-enchanted atomsplit, to sell on the auction house. The lowballer, in exchange, got what was basically a finders fee, typically equivalent to 10-20% of the items value. This initial principle makes a lot of sense. So why, then, do we see lowballers refuse low-demand items today? The answer is because they became spoiled; lazy players began selling high demand items to lowballers, undermining the whole point of lowballing. Because these items are high demand, they sell faster, in turn making lowballers earn more; who doesn’t want to earn more? Because lowballers got used to these high profit margins, they now reject anything less.
It is for this reason that lowballing is as hated as it is today. Because these profit margins were so attractive, crowds of inexperienced, POOR, and generally stupid lowballers entered the market. These are the people you see today. These nons flood the chat with repeated messages, as I’m sure you’ve experienced, ruining both the game experience and lowballing itself; lowballing no longer has the same money making potential (unless you’re a high-profile, well-known individual like AofS) as it used to. Lowballing is as good as dead.
I’ll finish by saying: based on the item, a 20% lowball isn’t ridiculous. You can stop posting about it every day.

Currently on extended plan. $35k @182 per month for a few years. All of the 182 is going to interest only. 95k gross, AGI think 84k or 88k.
3.35% , 4.25% direct subsidized and (3) 6.55% direct unsubsidized. From 2016. Haven’t had consistent payments as I’ve gone into forbearance or deferred when I could due to finances. Been paying since payments restarted in 2023.
I cant afford anything over 200 at the moment but I make too much for the IDR etc. so I have no idea which is best. Not eligible for PS forgiveness.
What is my best option for payments actually having some go to principle. Or am I screwed until I am able to start adding more to the principle?

The Apple Music app from the windows store doesn't have any device-managing sections in it. I tried to use the iTunes that I still had installed, but it's limited to only podcasts and audiobooks now? My iPod didn't show up in it at all, anyway. There's a newer app called "Apple Devices" that apple's website says to use, but other articles on their website contradict this and still say to use iTunes. Also the reviews on the windows store say it's terrible, so wtf do I do? Is there some sort of third party software I can use? Edit: I'm using a Nano 6th generation

2024.04.29 05:11 OrangeCrayon86 First-year life sci courses review (BIO120, BIO130, CHM135, CHM136, MAT135, MAT136, PSY100, JAV120, PSL190, PCL102)

Alright, so I just wrapped up my first year at uoft life sci and wanted to share my experiences, some resources, and study/note-taking habits; what worked and what didn't. I'll be honest, a lot of these courses felt like a fever dream and I'm sure you can find other ppl talking about the content and whatnot but here we go;
For all you high schoolers reading this I just want to point out the main reasons uni is sometimes overwhelming, and it is usually NOT because the courses are new or challenging:
  1. You're most likely going to have 4-5 courses a semester, majority of them will be dense science/math ones (instead of the 3/4 courses you were used to- for Ontario students at least)
  2. Lecture content is covered over 3 months (excluding reading week), following a month of exams (compared to the 5 months/semester). The content is not condensed either. I'd say there are more topics covered in much greater detail in less time.
  3. The freedom you get is gonna entice you to miss classes towards the end of the semester and if you don't manage yourself well, you're gonna burn out bigtime and all the effort you put in the beginning of the semester will be for nothing when you get your age on a midterm worth 30%.
  4. Commuting sucks and it's hard to be sustainably productive. I figured I'd use the 3 hours/day commute to keep up with textbook readings and whatnot, but I would end up on autopilot and not pick up what I'm reading (without taking notes at all). Also, public transport can be wild...please be aware of your surroundings you might get flashed or step in some mystery liquid on your way to class.
  5. Finally: First-year courses are for foundational purposes since students are coming from different countries and curriculums. But they are also weed-out courses for people who are not serious about their degree. Take the comments about a course being 'hard' or 'easy' with a grain of salt cuz anything easy can be difficult if you slack off and vice versa. (I think more productive questions would be about what ppl liked or didn't about a course- that way if you find someone who thinks like you do, the response will be more relevant to what you're looking for)

First semester:
BIO120 Biodiversity: This course is just copy pasted lecture slides into hand-written notes. I tried making anki cards and ig that helped a little bit. This course requires a bit of memorization AND concept connection. I suggest making questions from 3-4 different slides and answer them subjectively (in a group too).
CHM135 Chem. Physical Principles: Do not take notes from lectures. I actually neglected this course because the content sounded so familiar to grade 12 and thought it'd be easy to review. The only way to succeed here is doing as much practice as possible. Make method sheets (where you have a sample problem and a sample solution) Kinda like a solutions manual that you can refer to once you're stuck on a problem
MAT135: Calculus I: This course was a little bit ridiculous. I did well in gr 12 calc (94%) and the content was generally the same (with an emphasis on practical applications of calc) BUT the way we were tested was so unhelpful. I hope they end up changing the structure of the course and the types of exam questions but otherwise, the only thing that got me through was doing enough practice problems that if I got a type of question I've never solved before, I knew enough about the relationship between concepts that I could solve it.
PSY100: Introductory Psychology: Loved this course and loved professor Danton. Such a sweetheart and excellent in teaching and engaging students. Take good notes (not just the lecture slides but what the prof actually SAYS) and memorize. There are a lot of scenario questions in this course so I suggest writing scenario questions at the end of every lecture with a secret answer key and come back to them when you study.
JAV120: Visual Concepts: Stupid elective. I took this cuz I was interested in architecture and read that it would be straighforward. There was so much reading and we had to submit study notes and write reports. Wasn't too overwhelming, like it was easy to neglect or do the bare minimum and get good grades by being philosophical and subjective in your papers.
Semester 2:
BIO135: Molecular Bio: Just memorize FREQUENTLY. I suggest when writing your notes, colour code so you have categories. When reviewing for exams, condense your notes via mindmaps. Try it, these things are so underrated and allow you to organize so much info. MC questions are also good review that you can do on on the bus or somewhere where you don't have wifi.
CHM136 Organic Chemistry: Honestly, method sheets saved me for this. I liked the nomenclature unit in orgo chem in grade 12 and spent a week before classes reviewing. It paid off cuz it became second nature but otherwise, you're going to learn a lot of organic reactions (I'm hearing A LOT more in second year) but please try out the method sheets instead of taking notes during lecture. Follow the slides as the prof is going through them (the chem department at uoft is one of the most organized I've ever seen, they leave some slides w/o info so you can annotate yourself)
MAT136 Calculus II: I loved this course over MAT135. Don't bother taking notes in class, and make method sheets DURING lecture. Make as many as you can when doing homework as well. The midterms and exams were pretty much the exact same, if not easier, than textbook review.
PSL190: Biomedical Research at the Cutting Edge Very interesting elective. Helped me a lot with BIO and PCL102. The prof brings in doctors to explain their new research. You cannot google most of this stuff, so I suggest going through the slides before lectures and writing questions before class (honestly for all lectures but especially for small-class electives with no recordings or annotated slides)
PCL102: The Art of Drug Discovery. Loved this course (I actually wanna do pharmacology). Rewriting notes helped here. At the end of every lecture, write 3-5 mc questions with ranging difficulty and make the most difficult very confusing and ridiculous cause you most likely will get a question like that on the exams. Excuse my yapping, but hope that helps, and I hope anyone reading this will do the same in the future to help as many student as possible. My partner and I have a down payment of $550,000. Seller needs this amount at time of closing to pay off existing mortgage of the home, as well as the capital gains tax.
The remaining $600,000 has been proposed by the seller to be collected over 3 additional years, @ $200,000 per year. This will effectively mean that we do not need a loan/mortgage for the first year we're living in the home.
1) Is this realistic, possible and/or legal? And at the time of closing, as far as the lenders are concerned, what is our equity in the home?
2) If this does work out, how whats the best option to secure the $200,000 per year for 3 years? Take out a mortgage for $200,000 each year?

3) Will a lendemortgage broker view this as a potentially problematic scenario and will we risk our chances of securing the funding to purchase this property? AFAIK mortgage brokers make a commission based on % of the mortgage amount, so if the mortgage broker sees that we won't have a mortgage for the first year, could they turn down our application as they won't be making much?
4) We are beyond grateful for the opportunity but this proposition by the seller has been the 5th or 6th amendment to the deal they're trying to help us out with, each time requiring an update to the broker and lawyer. My partner and I are just worried our broker and/or lawyer will be fed up with us making yet another change and dump us for being annoying.

He was such a bad defender, now he’s the primary defender on Ant?
Not a PG by any means. He never could. We thought he would after Wall and Westbrook, but never took that step
It’s no wonder Phoenix is down, I was rooting for Beal and still am, but playing Gordon, Beal, and Booker is three of the same guys at different levels and somehow Beal is the best perimeter defender on the team.
Miami made so much more sense for him, but at least we got Poole out of it who should improve next year as he gets comfortable

2024.04.29 03:51 Cadence_444_ How are black holes able to feed?

Ok so this might seem like a dumb question (stuff falls into them duh), but my question is how are we able to observe something falling in if the coefficient of gravitational time dilation is infinite at the event horizon. I could be misunderstanding the implications of this fact, but it seems like the infinite time dilation would mean that an infinite amount of time would have to pass for any object to actually enter the black hole.
Obviously though, we know that supermassive black holes exist which clearly couldn’t be that massive unless they’ve fed. So am I just misunderstanding some fundamental principle? Or, is this a real paradox that we don’t know the answer to?
Edit: We arrived at what I think is the right answer, so I’m just gonna paste the relevant part here: If there’s lots of mass arbitrarily close to the event horizon, then that mass would contribute to the gravitational effect any new object approaching the black hole would feel. Since there’s now a stronger gravitational force on anything passing by the black hole, the event horizon expands to beyond the position of this mass, meaning it’s now inside the newer, larger event horizon.
